Our story is probably one that many homeowners are familiar with:choosing the wrong agents to sell and buy a home.
We met with Bruce in an attempt to sell our house for the 4th time. Our 3 prior attempts to sell our house and “move up” were not successful and we wanted to give it one last try. All Realtors that we had met previously portrayed themselves as “we are really good at what we do” – and Bruce was no different However, the differentiator was Bruce’s faith in God. Bruce went over with us on how he would market our house to potential buyers and how his team behind him would support his efforts towards the same.
Bruce discussed with us the pricing of our home and provided us with a market analysis on what the price should be for the listing. His strategy of pricing the home to attract the maximum interest – and offers – worked perfectly as we ended up selling for substantially over our asking price (and got the buyer to pay $5,000 towards our closing costs!).
We were stunned with the results of the professional photography, which we definitely believed induced many agents and buyers to see our home. Bruce also suggested some minor decorating to spruce up the house.The photos taken were phenomenal.I looked at my wife and asked “This is a great house, are you sure we should sell!!!”.
We received multiple offers which Bruce presented on a spreadsheet to compare and contrast the terms and conditions of all the offers.We had a difficult time choosing one, but Bruce provided excellent guidance and feedback on all the offers:we picked an offer and Bruce negotiated with the buyers’ agent things like a lease back, no appraisal contingency, etc.
Bruce was on top of things all the time to get the escrow closed in a timely manner.
While the escrow was in progress, Bruce showed us a number of houses for us to move up. My wife and I went to an open house; we liked the home a lot and asked Bruce to submit an offer. The next day, Bruce went to look at the h
ouse and said that we should cancel the offer as the house backed into a busy street and there would be a lot of noise – and the home would be more difficult to sell in the future. Bruce would provide an unbiased opinion on the suitability or lack thereof of any property.We felt that Bruce is a RELATIONSHIP BUILDER and not just looking at people as a way to make money off of.
Now that we had an offer on our home, we needed to find a replacement! Again, Bruce was there, using his network of agents to preview houses before they even came on the market.One such house is what we made an offer on and where we finally moved to.All in all, we can say that Bruce did a fantastic job of selling our house and finding us a new one.Throughout the process, his calm demeanor, negotiating skills, ability to manage egos and calm tempers were evident.
As mentioned in the first paragraph, when we need another realtor, we won’t need to look beyond Bruce Clark. Bruce Clark is not the first Realtor that we’ve worked with but, we can say this for sure – he’ll be the LAST realtor we’ll work with!
